Floa Brygge

Floa Brygge

300 Housing
Fredrikstad

Areal: 25 000 m2
Status: Unbuilt

The development area is located between the river and the existing housing estate of Gressvik Floa. The area has been used by the boating industry and has a lot of asphalt and impervious surfaces. The area has great potential to become a unique and prosperous river district. The change from an industrial to a residential area is an opportunity to reintroduce biodiversity and return the waterfront to public space.

Parts of the project are in the area to be considered for the cultural environment. The structure and architecture of the project therefore adapted to the existing buildings. The lines of sight from the residential area are considered in the layout and form large openings through the site. The buildings slopes towards the existing houses and the main farm of Gressvik to open the view even more.

Pleasant and attractive neighborhoods are created with a close-to-Nature living environment and informal meeting places. The river frontage connects the service areas along the river, from the harbor, the neighborhood playground and a café at the ferry landing, revitalizing it and making it accessible to all. The project restores biodiversity and greenery to the neighborhood. This allows for a good quality of life and the possibility of various outdoor activities.

The buildings are mainly oriented in a north-south direction. This allows sunlight to penetrate in the common and private outdoor areas throughout the day. Moreover, it is effective orientation for natural ventilation, and stretch the West and East, increasing the exposed facades toward the view. The terraces and balconies are ideally exposed to the river or the setting sun.

Surface: 240 m2
Status: Ongoing

Inspired by the Swiss Art Nouveau style of the 1900s-1920s, dominant in the neighbourhood, this is a project that aims to revitalise the urban fabric with a view to vernacular conservation, but also to adapt it to the standards of contemporary life.

Facing Trosvik Torv Park, this corner building is in dialogue with its counterparts on the surrounding streets and intersections. Mansard roofs and street corner gables are emblematic of this part of the city and the building’s proportions match those of its neighbours.

While the ground floor is in the pure expression of the traditional style, the roof and first floor receive a more contemporary style and openings. It is a playful dichotomy, respectful of the past but also progressive and up to date with its time.

In an effort to continue the dominant typology of the urban fabric in which it lies, this apartment building adaptes the type of the individual house to that of the collective housing without losing the advantages of both.

It is a compact free-standing construction with functional crossing flats, each of which having access to the backyard garden.

Villa
Fredrikstad

Surface: 120 m2
Status: Completed

The extension of a small existing building on Kjøkøya duplicates the old house’s volume to create the new wing of the villa around a terrace to protect it from the wind. The two new volumes are connected to the old house by a glass tunnel, and to each other by the edge, shaping a continuous ceiling which waves along the two consecutive gable roofs’ sections, from the covered entrance at the back all the way to the living room in the front. This large room features a large bay window toward the sea of Kjøkøysund, as well as the artwork of the owner’s personal collection.

Clad with deep pine tree brackets, the facades live as the sun passes in the sky. The shadows between the brackets are constantly changing, and the natural pine tree cladding will acquire patina over time. A large terrace towards the sea extends over the terrain, whereas the volumes of the house sit on a solid stone foundation, inspired by the rocky site and the constructive techniques of the existing buildings of the site.

Surface: 13 000 m2
Status: Ongoing

In this parallel assignment, Line Solgaard Arkitekter was chosen as the architect for the development of the Stjernehall site in Fredrikstad. The winning project was developed in collaboration with Studio Sted, NaturRestauering, Erichsen & Horgen and urban development and social scientist Erling Dokk Holm.

Nature and neighbourhood are the main features of this housing development. The existing greenway leading to the forest is preserved and reaffirms a need for continuity, both in use, so as not to disrupt the habits of the community, and physically, linking the project to the city and the forest on its outskirts. The greenway provides access to the different areas of the neighbourhood, dwells playgrounds, greenhouses, outdoor sport equipments, and gives a close proximity to greenery for every home, but also helps with rainwater management thanks to rain beds.

The dwellings are organized around three courtyards. A variety of house types and sizes ensures a dynamic neighbourhood, granting housing accessibility to a broad range of family types and promoting social diversity. Each building has an entrance from the common space of the courtyard, assuring spontaneous social interactions to help prevent social isolation. In addition, each home has access to private gardens or well-exposed terrasses. This project seeks to improve neighbour relationships by creating a sustainable way of living and sense of community.

This garden city inspired neighbourhood project on the outskirts of Fredrikstad focuses on quality of life, community and nature. The project has been drawn in collaboration with Studio Sted and Ghilardi+Hellsten Arkitekter. It features many building typologies, gathered around common courtyards and surrounded by public parks. This layout promotes social interaction and social diversity to create a sense of community and improve neighbour interactions. In order to achieve a significant degree of self-sufficiency, some of the buildings house shops and small businesses, public gardens and allotments offer the opportunity to grow vegetables, and the parks have playgrounds and outdoor sports facilities. In this way, neighbourhood life is very self-sustaining and promotes the local economy for a sustainable lifestyle.

The building typologies in the project vary from terraced houses to denser flats, as well as the rehabilitation and conservation of existing buildings. The preservation of existing buildings is both a decarbonized way of reducing building costs, but also of maintaining the identity of the site and reactivating buildings otherwise obsequious with only minor interventions.

Solid Headquarters

Office Headquarters
Fredrikstad

Surface: 8 000 m2
Status: Ongoing

The new headquarters of Solid Group is an example of a passive office building. It uses many environmental-friendly solutions. The extended use of massive wood as a renewable resource, from its main structural material to its cladding and window frames, makes it one of the rare “All wood” office proposal in Norway. Along solar panels, passive cooling and heating, waste and rainwater management, the proposal is focusing on environmentally friendly solutions.

The compact office is built around a gigantic atrium to regulate the inner climate of the building both in summer and winter. It is the core of the building, a mandatory passage when walking from the entrance to the stairs up to the working spaces. Social areas and meeting points, gradually from loud near the atrium to quite near the working spaces, are scattered on the way to the decks to diversify the appropriable spaces for the workers, as well as promoting spontaneous encounters in order to prevent social isolation and promote a more social and stimulating work environment.

As such, it is part of the FutureBuilt program, which encourages carbon neutral and sustainable urban projects in the Oslo urban area. The project aims to be certified with the most excellent grading according to the BREEAM-NOR certification and meet all requirements regarding passive house and energy solutions. Thanks to that, the project of Uloba Headquarters will be use as a flagship project by Futurebuilt to change the way buildings and urban area are developed, as one of their pilot projects.
